3REAL is a modern service company focussing on the advisory of nationally and internationally successful retailers as well as on letting and sale of mainly retail-driven real estate. In this respect selected shopping centres and retail warehouse locations round our core services off. Moreover 3REAL supports its clients regarding the preparation of concepts for developments or space layouts in the retail industry.
3REAL qualifies in this context as supra-regional specialist for investors, landlords and tenants of retail properties as well as developers in high street and triple A locations for prime retail locations in Germany. Excellent, long-standing contacts to owners, investors and tenants as well as a broad view with comprehensive experience in all relevant prime locations in Germany form the basis for mutual success.
The establishment of 3REAL by the three Managing Partners Marc Alfken, Stefan Weiß and Michael Oliel followed a simple conclusion: Many major players in the real estate broker business which they worked for so far are, due to their size and consequent rather rigid structure, not able to meet the requirements of the customers in the intense and individual way the customers would desire. This is where 3REAL comes into the game. Flexibility tops size. Custom-made for you and not standardised for everyone.
Stores, retail properties and shopping centres can be found everywhere. Retailers, too. To find the right tenant for the owner of such a property and for the multiplier the right retail location is not that easy. We advise both sides, listen first and then make valid proposals to reach satisfaction for both sides in a long-term perspective. And that is when we are satisfied, too.
STRATEGY
The market for retail properties in Germany became clearly tougher. A prime location with USP character which had a success guarantee some years ago may be considered as no longer profitable today in the wake of increasing competition amongst others from online traders. Who wants to be successful in this environment has to act especially for developments of new schemes as creatively involved trouble-shooter and advisor with an excellent network also supporting in building right and planning right matters, finding alternative solutions for existing tenants, designing profitable and consistent concepts also for the long-term perspective, all that in order to pave to a successful realisation of the project. The mere introducing broker trying to generate turnover by the sheer mass of properties offered will become obsolete soon.
